Another affordable housing project could become a part of the city of Los Angeles at 820 South Lake Avenue in Westlake. The project proposal includes the construction of a six-story housing complex offering residential units at affordable rates. The project requires the demolition of an old duplex that was constructed in 1920s.

Haytham Kafouf of HANB, LLC, represented by CP3 Development, is the project applicant.

Once approved, the project will bring 33 apartments into a new six-story building. The residential units will be planned as studio apartments. The project is not required to make a filing with the Planning Department. However, the development utilizes density bonus incentives to allow for a taller, denser building. In exchange, the apartments will be set aside for rent by moderate-income, low-income, and very low-income households for a period of 55 years.

Additionally, no on-site parking has been proposed. The project site is located one block south of MacArthur Park.
