A new residential-retail complex is taking shape and form at its development site at 409 North Brand Boulevard in Glendale. The project proposal includes the construction of a mixed-use complex offering spaces for residential, retail, live-work units, and onsite amenities.
Amidi Group is the project developer. Bijan & Associates is responsible for the designs.
One year after ground breaking, construction is in full swing for a mixed-use project on an L-shaped property lot. Approved plans bring a mid-rise structure featuring a total of 219 residential units. The apartments are designed as a mix of studios, one-bedroom and two-bedroom apartments, nine live-work units. Commercial space spanning an area of 5,000 square feet will be developed on the ground floor.
Formerly called the Campus on Brand, the complex stands eight stories high facing Lexington Avenue and Orange Drive to the west, but scales down to a one-story building along Brand Boulevard to the east. Renderings show series of terrace decks, proposed to be used as open space amenity decks for residents and outdoor dining space for a restaurant. Plans also call for a large courtyard street-level opening onto Brand.
Previous reports have indicated a 20-month construction period. However, the estimated market availability has not been announced yet. The project site is located toward the northern end of Downtown Glendale.
