A new residential project is taking shape and form at 1124 South Normandie Avenue in Pico-Union, Los Angeles. The project proposal includes the construction of a five-story building offering multifamily residential units. The project replaced smaller buildings featuring seven residential units on the site.

Goodson Real Estate is the project developer. Bittoni Architects is responsible for the designs.

The project broke ground early in 2022 on a new five-story multifamily residential building. The project proposes to bring  84 residential units designed as a mix of studios and one-bedroom apartments. The ground floor of the building will feature a semi-subterranean parking garage with spaces for 42 vehicles.

Project entitlements include Transit Oriented Communities incentives, permitting greater height, density, and floor area than would typically be allowed by zoning rules. In exchange, eight of the apartments are to be set aside as for rent as deed-restricted affordable housing at the extremely low-income level.

Renderings reveal a contemporary podium-type building. Onsite amenities are inclusive of common spaces and an open corridor. The project site sits a couple blocks south of Olympic in Pico-Union. The estimated market availability has not been announced yet.
