A new residential project has been proposed for development at 11434 West Pico Boulevard in Sawtelle. The project proposal includes the development of 200+ apartments in a six-story building.
Vancouver-based developer Onni Group is the project developer. DFH Architects is responsible for the designs.
The project will bring 278 residential units into a six-story building. The building will yield a total built-up area spanning 265,000 square feet. The residences will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom apartments. Plans also call a subterranean parking space with a capacity of 305 vehicles.
Requested entitlements for the project include Transit Oriented Communities incentives, permitting a larger structure than would otherwise be allowed by zoning rules. In exchange, the developer is required to set aside 28 of the proposed units for rent as affordable housing at the extremely low-income level.
Renderings showcase a contemporary podium-style complex. The façade is designed in metal and wood. Onsite amenities includes a courtyard and a pool deck on the podium level, with private and common balconies set at the roof level. Amenities and live/work units are proposed at street level.
An application was filed recently with the Planning Department and the project awaits review. The estimated construction timeline has not been announced yet. The project site is located toward west of Metro’s Expo/Sepulveda Station. The site is located at the intersection of Pico, Gateway Boulevard, and Exposition Boulevard.
