A new residential project ha been approved for construction at 4260 North Arch Drive in Studio City, Los Angeles. The project proposal includes the construction of a six-story building offering 100+ residential units built adjacent to the Los Angeles River.
Goldrich Kest is the project developer. Lahmon Architects is responsible for the designs.

This week, Los Angeles City Planning Commission approved the proposed multifamily residential development. Named The Crescent, plans call for a six-story building offering 129 residential units designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom plans. Onsite parking will be available in a two-level, 145-car underground parking garage.

The developer filed for entitlements using density bonus incentives to permit a larger structure with more housing than the site’s zoning rules would normally low. In exchange, 17 of the apartments are to be set aside as deed-restricted affordable housing at the very low-income level.

The building will have a new publicly accessible entrance to a future segment of the Los Angeles River bike path. Per the renderings, the front façade features pleated sections that lightly touch the ground at the yard, which gives a feeling of lift and reveals a warm wood underside that welcomes visitors and residents to an inviting ground floor. Tiered balconies and roof decks to the north allow residents to take advantage of the great Southern California weather and provide an ample outdoor expanse. In addition to housing, the complex will feature amenities such as a pool and spa, an outdoor kitchen, a club room, roof decks, a media room, and a business center.
The project site is located north of Ventura Boulevard. The estimated construction timeline has not been announced yet.
