A new affordable housing project has been proposed for development at 1332 and 1346 North Fairfax Avenue in Hollywood, Los Angeles. The project proposal includes the construction of a four-story building offering low and moderate income housing. Two single-family homes are proposed for demolition to make way for the housing project.
Taylor Equities is the project developer. GA Engineering is responsible for the designs.
The first project calls for the construction of a new four-story building which would feature 26 low- and moderate-income apartments. The second development will be an identical four-story structure also featuring 26 units of low- and moderate-income housing. A total 52 apartments have been proposed. No on-site parking has been proposed for the project.
Both projects are being entitled using density bonus incentives to permit larger structures than typically allowed by local land use rules. While both properties are placed in the R1 single-family zone, they are located within a general plan land use designation which permits the construction of apartments.
Renderings reveal a contemporary low-rise structure similar to other new housing developments completed nearby.
The project site is located south of Sunset Boulevard, along a stretch of Fairfax which serves as the border between Los Angeles and the City of West Hollywood, and has recently seen a handful of new residential developments.
