A new affordable housing project has been proposed for development at 1413 Michigan Avenue in Santa Monica. The project proposal includes the construction of a new four-story building offering spaces for residential units at affordable rates. The new building is located on the former site of Santa Monica Nikkei Hall and occupies a corner lot at Michigan’s intersection with 14th Street.
EAH Housing is the project developer. KFA Architecture is responsible for the designs.
Named The Laurel, construction has almost reached completion with its exterior finish in place. Project plans retained several elements of the former Nikkei Hall, including its community center. The parking lot on the site was demolished to make way for a new four-story building offering 58 units. Out of the total 57 units are available for low-income renters and formerly homeless persons along with one market-rate manager’s unit. The apartments will be set aside for households earning at or below 30 and 50 percent of the area’s median income level. Besides the two-bedroom manager’s unit, all of the apartments will have studio floor plans.
Renderings reveal wood-frame construction for the four-story building, running a C-shaped footprint around a central landscaped courtyard. Other features include a patio on the second floor, a community deck on the third floor, and 12 parking spaces located at street level. Elements of Nikkei Hall incorporated into the design include original windows, an entry porch, and woodwork. Additionally, the property’s Japanese garden is being restored as part of the project.
The project construction cost is estimated at $37 million. Completion of The Laurel is expected in late 2023.
