A new residential project will bring new residence at 1030 North Manzanita Street in Silver Lake, Los Angeles. The project proposal includes the construction of a new six-story building offering spaces for residential units and. The project would replace three century-old single-family homes located on the site.

BlueView Real Estate is the owner and applicant. Warren Techentin Architecture is responsible for the designs.

Named 1030 Manzanita, the proposed project will bring a six-story apartment complex yielding a total built-up area spanning 22,500 square feet. The new construction will feature 50 residential units designed as studios, one-bedroom, two-bedroom, and three-bedroom floor plans. Parking for 50 vehicles will also be provided on the site.

Requested entitlements include  Transit Oriented Communities incentives to permit a taller building than would otherwise be allowed by zoning rules. In exchange, two of the proposed apartments as affordable housing at the very low-income and extremely low-income levels. Renderings reveal a façade designed with metal screens and stucco. Onsite amenities including a two rooftop decks are also proposed.

The project site is located south of Santa Monica Boulevard. Project plans were submitted this week to the Los Angeles Department of City Planning. The project is pending review and approval. The estimated construction timeline has not been announced yet.
