A new multi-family residential project is under construction, taking shape and form at 1317 West Jefferson Boulevard in Adams-Normandie, Los Angeles. The project proposal includes the construction of a new six-story building offering multi-family housing options. The project called for the demolition of a building that was built in the late 19th century.
Orion Capital is the project developer. JPark Architects is responsible for the designs.
Permits were issued by the Los Angeles Department of Building and Safety and the developer secured entitlements earlier this year. Construction is underway for the six-story residential building offering 18 residential units. The units will be designed as a mix of studios, two-bedroom, and three-bedroom floor plans. The new building will also offer at-grade parking for eight vehicles.
Renderings showcase an exterior of white stucco on its upper floors and a brick facade below. Floor plans also show a rooftop amenity deck and recreation rooms on the third floor.
Approved plans rely on density bonus incentives to permit for a larger structure than would otherwise be allowed by zoning rules. In exchange, three apartments would be sent aside for rent at the very low-income level.
The project site is located two blocks west of Vermont Avenue and the USC campus. The estimated construction timeline and market availability have not been announced yet.
