A new residential project can be seen taking shape and form at 5144 South Crenshaw Boulevard in Hyde Park, Los Angeles. The project proposal includes the construction of a new five-story apartment building offering spaces for residential and ground-floor commercial uses, along with on-site parking.
South Los Angeles-based Haroni Investments is the project developer. John Kaliski Architects is responsible for the designs.
Construction can be seen underway for a residential building offering spaces for multifamily units and commercial uses. Plans call for the construction of a five-story building, offering 78 residential units and commercial space spanning an area of 3,400 square feet. The units are designed as a mix of one-bedroom and two-bedroom apartments. A semi-subterranean parking garage with a capacity of 64 vehicles is also a part of the project.
Project entitlements include Transit Oriented Communities incentives, allowing greater density and height than permitted by zoning rules. In exchange, eight of the new apartments will be set aside as deed-restricted affordable housing at the extremely low-income level for a period of 55 years.
The project site is a corner lot near the K Line’s Leimert Park and Hyde Park Stations, at the intersection of 52nd Street and Crenshaw Boulevard. Renderings showcase a contemporary podium-type building with a rooftop terrace and a central courtyard. Construction began in late 2022 on site which formerly housed a shuttered laundromat.
