A new mixed-use project has been approved for development at 5000 North Vineland Avenue in North Hollywood, Los Angeles. The project proposal includes the construction of a new seven-story residential building offering spaces for residential and commercial uses. A truck rental facility and auto repair shop on the site are slated for redevelopment.
Alan Kleinman of Elevado Group is the project developer. Maly Architects is responsible for the designs.
Los Angeles City Planning Commission gave the green light to bring 139 apartments above ground-floor retail space into a seven-story building. The residential units will be designed as a mix of studios, one-bedroom, and two-bedroom apartments. Plans also call for commercial space spanning an area of 2,855 square feet on the ground floor. A semi-subterranean parking for 126 vehicles will also be developed on the site.
The Planning Commission hearing was held due to a request for a conditional use permit and off-menu density bonus incentives to permit a larger structure with more housing than would normally be allowed by zoning rules. In exchange, 19 of the new apartments are to be set aside for rent as deed-restricted very low-income affordable housing.
Renderings reveal a contemporary podium-type building clad in painted stucco and wood siding. Plans show the building would incorporate two rooftop amenity decks and a pair of small courtyards.
The proposed development will be located over a half-mile southeast of Metro’s North Hollywood Station, where surface parking lots are primed to make way for a high-rise complex, and along the future route of a new bus rapid transit line which would connect North Hollywood to Burbank, Glendale, and Pasadena.
