Construction activity has kicked off for a new large-scale residential project at 4827 Sepulveda Boulevard in Sherman Oaks, Los Angeles. The project proposal includes the construction of a couple of connected six-story buildings offering 300+ residential units along with space for retail use and onsite parking.
IMT Residential is the project developer. KFA Architecture is responsible for the designs.
The project site is a parcel spanning an area of five acres. Named Via Avanti, the mixed-use development will bring a total of 325 apartments spread across a series of six-story buildings. Retail space spanning an area of 40,000 square feet will be developed in the community area. The residential units are being designed as a mix of one-bedroom and two-bedroom floor plans, spanning from 589 to 1,513 square feet in size.
Designs show that the project will offer private and publicly-accessible open spaces. Once completed, the buildings will celebrate a Tuscan-style architecture, welcomed into Sepulveda Boulevard through a landscaped plaza.
IMT Residential acquired the site in July 2019 for $58 million. Earlier proposals included a larger complex featuring over 500 apartments.
The project site is located near the I-405/US-101 interchange, with close proximity to Lake Balboa/Anthony C. Beilenson Park. The estimated market availability date has not been announced yet.
