Multi-Family Residential Project Proposed at 1112-1118 North Columbus Avenue, Glendale

A new residential project has been proposed for development at 1112-1118 North Columbus Avenue in Glendale. The project proposal includes the construction of a new four-story multi-family residential building offering market-rate and affordable. The project calls for the demolition of three existing residential dwelling units onsite built in 1922, 1941 and 1948.

KTGY Architecture is responsible for the designs.

The project site is a parcel spanning an area of 11,491 square feet. The scope of work includes the construction of a new four-story residential building offering 18 residential units, with two affordable units restricted to very-low income households. The building will yield a built-up area totaling 19,633 square feet. Parking will be provided within an under-ground (subterranean) garage with 20 parking spaces.

A project application has been submitted, seeking review and approval. A Notice of Exemption (NoE) was published; the project is exempt from CEQA review because the project meets all the conditions for an in-fill development project as follows: a) the project is consistent with the applicable general plan designation and all applicable general plan policies as well as with applicable zoning designation and regulations, b) The proposed development occurs within city limits on a project site of no more than five acres substantially surrounded by urban areas, c) the project site has no value as habitat for endangered, rare or threatened species, d) approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality and, e) the site can be adequately served by all require utilities and public services.

The estimated construction timeline has not been announced yet. No renderings have been released yet.
