An affordable housing project is moving forward at 9701 North Vesper Avenue in Panorama City. The project proposal includes the construction of a new five-story building offering spaces for apartments at affordable rates along with onsite parking. The project will replace a century-old duplex near Metro’s planned light rail line in Van Nuys Boulevard.
Western Paradise, LLC is the project applicant. Stockton Architects is responsible for the designs.
A project application was submitted last year. The developer had previously intended to build a smaller mixed-use residential building offering dwelling units at market-rate. Utilizing Mayor’s Executive Directive 1, the developer now has proposed an affordable housing complex on the site. Plans calls for 133 dwelling units spread into a five-story building. The units will be designed as a mix of one-bedroom and two-bedroom floor plans. Parking for 35 vehicles will be provided on the site.
All apartments will be available for rent for low-income and moderate-income households. One manager’s unit will also be designed in the building. The income restrictions allow the developer to offer greater floor areas than allowed by zoning rules. Renderings reveal a contemporary facade expressed in stucco.
The estimated construction timeline has not been announced yet.
