A new residential project has been proposed for development at 12202 West Exposition Boulevard in Sawtelle, Los Angeles. The project proposal includes the construction of a new seven-story building offering 45 dwelling units. Once approved, the project will replace four houses on the site.

Category Company is the project developer. Ciam Architects is responsible for the designs.

The scope of work includes the construction of a new seven-story building offering 45 apartments. The units will be designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. The complex will also feature a single-level subterranean parking space.

Renderings reveal a classical design featuring minimal elements in the form of stone detailing at the base. As the facade rises, the design eases into upper levels featuring plaster finishes, cornices, and sleek metal trims.

Requested entitlements include Transit Oriented Communities incentives to permit a larger building than allowed by zoning rules. In exchange, the new apartments would be set aside for rent as extremely low-income affordable housing.

The project site is across the street from Metro’s Expo/Bundy Station. A project application has been submitted to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
