Construction activity can be seen happening at a project site at 5551 West Jefferson Boulevard in West Adams, Los Angeles. The project proposal includes the construction of a four-story building offering residential units and onsite parking.
Huntington Beach-based West Coast Servicing, Inc operating as West Coast 2014-2, LLC is the property owner. Vanos Architects is responsible for the designs. Landscaping is provided by Studio H2O.
The project site is a vacant parcel. Initially, in 2016, the project site was approved to be developed with a four-story, nine-unit apartment building. The project kicked-off construction, however, it came to an abrupt stop after some excavation activity on the site.
The owner sought new entitlements using the Transit Oriented Communities incentives. City records show the owner purchased the site for $368,503 in 2014. Current plans for the site include the construction of a four-story building offering 17 residential units. The building will yield a total built-up area of 14,887 square feet. The building will also offer parking for 10 cars in a garage. Two of the apartments are set aside for rent at extremely low-income households.
Plans also showcase 2,100 square feet of open space, including a 1,632 roof deck and a couple of private decks on several levels.
The estimated construction completion date and market availability have not been announced yet. The project site is located near Metro’s La Cienega/Jefferson Station.
