A new mixed-use redevelopment project has been approved at 233 East Huntington Drive in Arcadia. The project proposal includes the redevelopment of a century-old Derby restaurant as a part of a proposed mixed-use apartment complex.

The scope of work includes the revamping of a century-old restaurant to return to a new mixed-use project. The site will now be prepped to make way for a new apartment complex with 214 residential units, 4,700 square feet of ground-floor restaurant and cafe space, along with parking for 412 vehicles. The Derby, located on the property since the 1920s, will also be revamped to fit into the new project space.Project entitlements include density bonus incentives to permit more housing than normally allowed by zoning rules for the site. In exchange, nine of the new studio, one-bedroom, and two-bedroom units are required to be set aside for rent at very low-income levels.
The proposed mixed-use will be a six-story building at the rear of the site. The mixed-use will connect to the new Derby and provide a second-floor terrace for the restaurant’s outdoor bar. The new facility will retain distinguishing features from the existing restaurant, including a gable roof, stained glass windows, red booths, signage, and horseracing memorabilia.The proposed apartment complex will also feature amenities like a rooftop deck, co-working space, a fitness center, a yoga room, and a courtyard along with 214 apartments.
The City of Arcadia approved the project later in 2023. Construction of the project is expected to be conducted for 21 months; beginning in March 2024 and concluding in November 2025.
