A new residential project is taking shape and form at 11261 Santa Monica Boulevard in Sawtelle. The project proposal includes the construction of a new six-story building offering space for residential use along with onsite parking and amenities.
Wiseman Residential is the project developer. Uriu & Associates are responsible for the designs, taking over KFA Architecture.
The project was approved four years ago and now construction is under progress for a new six-story multifamily residential building. The scope of work includes the construction of 119 apartments, designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. Parking for 147 vehicles will also be provided within the property.
The project was approved via the Transit Oriented Communities guideline. Hence, the project is permitted to be larger than otherwise allowed by zoning rules due to its proximity to an active bus and rail network. In exchange, 17 apartments are required to be set aside as very low-income affordable housing.
Renderings reveal a contemporary podium-style building capped by a rooftop deck. Onsite amenities include a gym and outdoor patios.
The site was acquired by Wiseman Residential in 2019 for $13.75 million. The project site is located toward the west of the 405 Freeway. The estimated market availability has not been announce yet.
