A new affordable housing project has been given approval to be developed at 744-754 South Kern Avenue in East Los Angeles. The project proposal includes the development of a new affordable housing complex offering 93 residential units. Plans call for the demolition of the existing commercial buildings on the site.
Non-profit developer Hollywood Community Housing Corp is the project developer.
Named Casa de la Luz, the scope of the project includes the construction of 95 residential units, inclusive of two manager units. The affordable housing complex will span a total built-up area of 93,000 square feet. Out of the total units, 93 units are proposed to be split between households earning up to 30 and 60 percent of the are’s median income. 40 of the 93 units will be reserved for unhoused individuals. The remaining 53 units will be reserved for individuals earning up to 60 percent of the area’s median income.
Residents will be able to use plenty of bicycle parking spaces and each floor will have its own laundry room. Additionally, the project will offer 60 parking spaces, community rooms, and other common features.
On-site residential services will be provided by The People Concern. HCHC will provide the staff for the resident services coordinator for 40 units assisted with funding through the No Place Like Home (NPLH) program.
Los Angeles Board of Supervisors voted to award more than $45 million in bond financing for Casa de la Luz, as well as a $7 million loan.
The project site is located north of Whittier Boulevard East Los Angeles. The estimated construction timeline has not been announced yet.
