A new mixed-use project has been proposed for development at 3355 West Olympic Boulevard in Koreatown, Los Angeles. The project proposal includes the construction of a new seven-story mixed-use building offering spaces for residential units and retail uses.
Bando Dela Corp is listed as the project developer. Andmore Partners is responsible for the designs.
Named The Bora, the mixed-use will bring 153 apartments and ground-floor commercial space into a seven-story building. The residences will be designed as a mix of 153 one-bedroom, two-bedroom, three-bedroom, and four-bedroom floor plans. Commercial space spanning an area 4,800 square feet will be developed on the ground-floor. Additionally, a subterranean parking garage will also be developed on the site.
Onsite amenities include a rooftop terrace, a podium deck, and recreation rooms.
Project entitlements include Transit Oriented Communities incentives, which permit a larger structure than allowed by zoning rules. In exchange, 16 of the apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.
The Los Angeles City Planning Commission has voted to uphold the approval of the project. The project site is located at the intersection of Olympic Boulevard and Western Avenue in Koreatown.
