A new mixed-use project has been proposed for development at 19923 Ventura Boulevard in Woodland Hills, Los Angeles. The project proposal includes the construction of a new six-story building offering spaces for residential and retail uses. If approved, the project will replace a surface parking on the site.

Dan Hosseini is listed as the project developer. Aaron Brumer & Associates is responsible for the designs.

The scope of work includes the construction of a new six-story building offering 54 residential units and commercial space spanning an area of 1,250 square feet. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans.  A parking garage with capacity for 41 vehicles will also be developed on the site.

Requested entitlements include density bonus incentives to permit a larger building with less parking than allowed by zoning rules. In exchange, six of the new apartments would be set aside for rent as deed-restricted affordable housing at the very low-income level.

Renderings reveal a contemporary design for the mixed-use with an O-shaped footprint. Onsite amenities include a central courtyard and a pair of rooftop decks.

A project application was submitted to the Los Angeles Department of City Planning for review and approval. The estimated construction timeline has not been announced yet. The project site is located toward south of the 101 Freeway in Woodland Hills.
