A new residential project has been proposed for development at 1172 Nelrose Avenue in Venice. The project proposal includes the development of a new five-story building offering nine apartments. Plans call for the demolition of an existing duplex residence on the site.
An entity affiliated with Los Angeles-based Uplifters Development is the project applicant. Aero Collective is responsible for the designs.
The scope of work includes the demolition of the existing duplex to construct a larger multifamily residential development. The five-story building will feature nine apartments. No onsite parking has been proposed at this time.
Renderings reveal a contemporary design for the low-rise structure featuring a patio deck at its second level.
Requested entitlements include Transit Oriented Communities incentives, permitting more floor area and height than would be allowed by zoning rules. In exchange, one of the proposed apartments would be set aside for rent by extremely low-income households.
The project site is located toward east of Lincoln Boulevard.
