Project plans for a new mixed-use project are under consideration for development at 4627 Hollywood Boulevard in Los Angeles. The project proposal includes the development of a new seven-story building offering spaces for residential and retail uses. If approved, the project will replace a Goodwill store on the site.
Kristin Harrison of the Z Wayne Griffin Trust is the project applicant. Warren Techentin Architecture is responsible for the designs. Project plans also indicate Chandler Partners is affiliated with the development.

The scope of work include the development of a new seven-story building offering 181 residential units and ground-floor commercial space. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The proposed commercial space will span an area of 15,400 square feet. Additionally, semi-subterranean parking for 238 vehicles will also be developed.

Approval of the project plans rely on Transit Oriented Communities incentives to permit a larger development than would otherwise be allowed by zoning rules. In exchange, 20 of the new apartments would be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a modern design with a W-shaped footprint, featuring two courtyards and a pool deck. Onsite amenities include a community room, a recreation room, and additional outdoor spaces at the rooftop.

The Los Angeles City Planning Commission has voted to uphold the approval, citing the need for additional environment review. The estimated construction timeline has not been revealed yet.

Jane: This site only provides info on developments being built. Nothing else.
You must contact the developer directly to get on waiting list when project is approved. And construction begins. Not now. BTW: Could be difficult reaching person in charge of these affordable units. Also, the city may also be involved in the vetting process.
