A new residential project has been proposed for development at 9335 Noble Avenue in North Hills. The project proposal includes the development of a new residential community offering townhomes for rent. Once approved, the project will replace a 1950s single-family home on the site.

Milad Jashneih is the project applicant. The Office for Collective Architecture is responsible for the designs.

The scope of work includes the construction of a new multifamily housing complex offering a three-story seven-unit development consisting of rental townhomes. Plans also call for parking for 13 vehicles on the site.

Requested approvals included a density bonus incentive to permit waivers of certain zoning rules. One of the townhomes would have to be rented at below market rates in exchange for the incentives.

City records indicate that the existing single-family home spans an area of 1,000 square feet and was sold in 2022.

A project application has been submitted to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
