A new mixed-use project has been proposed for development at 11568 West Pico Boulevard in Sawtelle, Los Angeles. The project proposal includes the construction of a new six-story mixed-use complex offering spaces for residential and retail uses.

Soheyla and Pouran Naimi are listed as the project applicants. Plus Architects is responsible for the designs.

The scope of work includes the demolition of an automobile repair shop on the site, in order to make way for the new six-story mixed-use complex. The complex will bring 65 apartments and 5,851 square feet of commercial space. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. Parking for 86 vehicles will also be provided on the site.

Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, six of the proposed apartments are to be set aside for rent by very low-income households and two apartments are to be reserved for moderate-income households.

Renderings reveal a contemporary podium-style building clad in painted stucco.

The project site is located near metro’s E Line. The project site was previously approved for a smaller project in 2021. New renderings showcase a larger complex nearly double the size on the previously proposed complex. The estimated construction timeline has not been revealed yet.
