A new residential project has been pitched for development at 1521 East Grand Avenue in Smoky Hollow, El Segundo. The project proposal includes the construction of new housing complex offering 323 apartments. The project site is currently developed with a vacant industrial building, slated for demolition.
Griffin Capital is the project applicant. KFA Architecture is responsible for the designs.
The developer is seeking approvals for the construction of a residential building rising between three to six stories. The housing complex will offer 323 dwelling units, designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. The housing project will also bring a 490-car garage in a six-level standalone structure.
The proposed development would have access leading from Kansas Street to the west with two outdoor courtyards. Proposed onsite amenities include roof decks on the second and fourth floors. Additionally, 9,000 square feet of indoor recreation areas will be developed as a part of the project.
Once approved, construction is expected to begin in 2026 and finish within a 28-month period.
