A new affordable housing project has been proposed for development at 14717 Victory Boulevard in Van Nuys, Los Angeles. The project proposal includes the development of a new affordable housing complex rising five stories high and offering 24 units. Once approved, the project will replace a single-family residence on the site.
ES MBN Investment Properties, LLC is listed as the owner. GA Engineering is designing the project.

The scope of work includes the development of a new five-story building offering 24 affordable housing units. The units will be designed as a mix of studios and one-bedroom floor plans. No onsite parking has been proposed at this time.
The project will require density bonus incentives to permit a larger structure than zoning rules would otherwise allow. Except for one manager’s apartment, all of the new housing will be restricted to rent by low- and moderate-income households.
The project will be constructed utilizing Executive Directive 1. A project application was recently submitted to the Los Angeles Department of City Planning.
Renderings reveal a modern podium-type building. The project site is located a short distance northwest of the Van Nuys Civic Center.
