A residential redevelopment has been proposed at 657 and 659 East Sunset Avenue in Venice, where plans call for replacing two existing duplexes with a new apartment building. Project materials describe a four-story residential building totaling approximately 18,700 square feet and containing 25 apartments. The plan includes 11 on-site vehicle parking spaces.

The proposal includes six apartments designated for Very Low-Income households. The inclusion of these units qualifies the project for Density Bonus incentives, which allow a larger residential development than would otherwise be permitted under base zoning regulations, as stated in the planning notice.

Architectural designs for the project are prepared by Breakform Design. Renderings depict a contemporary four-story building with residential balconies, a centrally expressed vertical circulation element, and landscaped areas along the street frontage.

The proposal is undergoing review by the Los Angeles Department of City Planning, according to a posted planning notice. If approved, the project would replace two duplex structures with a single apartment building at the Sunset Avenue site, adding new residential units that include deed-restricted affordable housing as part of the proposed development.
