A mixed-use redevelopment has been proposed at 3205 Ocean Park Boulevard in Santa Monica, where plans call for replacing an existing two-story office building with a new residential and commercial project. The current structure on the site was completed in the early 1970s, according to project records.

Project plans describe a seven-story building containing 102 apartments, including studio, one-bedroom, and two-bedroom units. The proposal also includes 4,251 square feet of ground-floor commercial space, with residential units located above. Vehicle parking would be provided in a 122-space subterranean garage, as outlined in submitted materials.

Affordable housing is incorporated into the project program. Of the 102 apartments, 16 units would be reserved for moderate-income, low-income, and very low-income households. The inclusion of these units qualifies the project for Density Bonus incentives, including the AB 1287 stackable density bonus, according to the plans.

The property is owned by Ocean Park Boulevard LTD, LP, which is seeking authorization to demolish the existing office building and construct the new development. Architectural plans for the project are prepared by JZA Architecture.

Renderings show a podium-type building with ground-floor commercial frontage and residential floors above. The design includes two internal courtyards and a rooftop deck, as indicated in the architectural plans, providing shared open space within the building envelope.
