Recent city filings propose a six-story building at 10615 West Pico Boulevard in West Los Angeles. The project proposes to bring 66 homes and ~4,000 square feet of street-level commercial and onsite 43 parking spaces. The application notes demolition of existing commercial structures beforehand.
The applicant of record is Brian Dror for Pico & Manning, LLC, with Kevin Tsai Architecture is responsible for the designs.
Per the filing, the project seeks density and floor-area bonuses through CHIP Opportunity Corridors in exchange for affordability, including 8 Extremely Low-Income (ELI) units. A companion application confirms the request to process the project under the Citywide Housing Incentive Program’s Opportunity Corridors.
Renderings show a podium building with a masonry base, light stucco above, and recessed arched balconies; a roof deck appears on the plans. The City record does not list a schedule for construction.
