A long-vacant development site near the intersection of Western Avenue and Sunset Boulevard is again being positioned for residential construction, with new plans calling for an eight-story mixed-use building at 1350 North Western Avenue.
Application materials submitted to the Los Angeles Department of City Planning outline a project featuring 251 apartments arranged across studio, one-, two-, and three-bedroom layouts. The building would include approximately 2,500 square feet of ground-floor commercial space, while vehicle parking is planned for 215 cars within a podium and subterranean garage.
The proposal relies on density bonus provisions to exceed base zoning limits. In exchange, 21 apartments would be reserved as deed-restricted affordable housing at the very low-income level, integrating income-restricted units within the broader residential program rather than isolating them in a separate component.
Design work is attributed to KFA Architecture, which depicts the project as a contemporary podium structure organized around multiple open-air courtyards. Plans show a rooftop deck with pool amenities, a rear yard at grade, and podium-top outdoor spaces intended to serve residents throughout the building. Street-level residential units would line Fernwood Avenue along the southern edge of the site.
The application marks a return to redevelopment efforts for the property. A smaller seven-story residential project previously secured approvals several years ago but did not proceed to construction. The new proposal reflects a revised approach that increases residential density while maintaining a mixed-use ground floor.
If approved, the project would add several hundred new homes to a rapidly changing stretch of North Western Avenue, reinforcing the corridor’s transition toward higher-density residential development anchored by transit-accessible locations near Sunset Boulevard.
