Lincoln Property Company is moving forward with plans for a large residential development at 1238 Lincoln Boulevard in Santa Monica, set to replace the longtime home of the Boys & Girls Clubs of Santa Monica. The project site sits near Wilshire Boulevard, within a busy corridor that has seen rapid change over the past decade.
The proposal calls for the construction of an eight-story building featuring 257 studios, one-, and two-bedroom apartments, built over basement parking for 320 vehicles. In keeping with Santa Monica’s housing incentive programs, 26 of the new residences would be reserved for moderate-, low-, and very-low-income households. The developer is pursuing density bonus approvals to exceed standard height and floor-area limits allowed by the existing zoning.
KFA Architecture is designing the building, which is depicted in plans as a modern podium-type structure defined by a grid of alternating white and tan panels. The façade is organized by rhythmic vertical bays and recessed balconies, while a central glazed volume breaks up the massing. Two landscaped courtyards are planned at the ground level to provide outdoor open space, complemented by a rooftop deck with resident amenities and coastal views.
The 0.7-acre site is currently occupied by the Boys & Girls Clubs’ single-story facilities, which are being sold to facilitate the nonprofit’s relocation elsewhere in the city. Once redeveloped, the property will continue the wave of multifamily and mixed-use construction extending north along Lincoln Boulevard. Recent projects by Cypress Equity Investments, Related California, and Tishman Speyer have already reshaped the corridor between Santa Monica Boulevard and the 10 Freeway with new residential density and street-level retail.
Lincoln Property Company is also advancing another project in Downtown Santa Monica, a 132-unit building near the E Line terminus. Together, the two efforts underscore the developer’s growing presence in the Westside’s evolving urban landscape.

Looks like another massive building. Wow, the developers must be joyous over all these projects. A little more originality and landscaping would be nice.
