A large-scale residential development has been proposed at 1723 Cloverfield Boulevard, just steps from Santa Monica’s 26th Street/Bergamot Station. The initiative would replace an existing office building and surface parking lot with an eight-story structure housing 330 homes, along with supporting amenities and a connective pedestrian route.

Orr Partners is the project developer. Tighe Architecture is responsible for the designs.

The project is laid out to include a variety of floor plans, starting from studios to two-bedroom units spread across 330 residences. To support this density, the plan incorporates space for 357 vehicles within the building envelope. Amenities are woven into both the street level and rooftop terraces. A landscaped paseo is proposed to run through the site between Cloverfield Boulevard and 26th Street, aiming to create a pedestrian corridor that connects nearby neighborhoods and encourages foot traffic to the Metro.

Out of the total units, 33 apartments would be set aside as affordable housing across very low-, low-, and moderate-income tiers. This affordability component qualifies the project for Santa Monica’s density bonus incentives, allowing the developer to build at increased scale.

Renderings show a contemporary façade that juxtaposes smooth and textured materials, with recessed balconies and vertical window stripes adding visual depth. A glass corner volume emphasizes the street intersection, while greenery is integrated across upper levels to soften the massing and blend the building into its surroundings.

Positioned near Bergamot Station, the site places future residents within walking distance of transit access and cultural hubs in the Bergamot Arts Corridor. The development adds to a growing cluster of high-density projects around the station, reinforcing the area’s trajectory toward transit-oriented living. This proposal is one of several major projects planned in the immediate area.
