A newly constructed residential building is approaching completion at 823 West Manchester Avenue, where a small institutional parcel has been redeveloped for long-term housing. The project introduces a compact four-story structure that replaces a previously occupied site with permanent residential use.
The building is organized as a simple rectilinear volume occupying most of its lot, with residential floors stacked above a ground-level base. Openings are arranged in a consistent grid across the façades, while angled window projections add depth and variation to the exterior. A contrasting vertical element marks the circulation core, visually separating the primary building mass from its secondary elevations.

Interior spaces are structured around a central open-air court, allowing light and ventilation to reach units set back from the street edge. Shared indoor and outdoor areas are placed within the upper portions of the building, including a rooftop-level gathering space that is set behind the parapet and screened from surrounding streets.
The development is fully income-restricted and consists of a mix of studio and one-bedroom residences. Vehicle parking is provided on site in a limited quantity, with the majority of the ground floor devoted to residential access and support functions rather than car storage.
Design work for the project was prepared by KFA Architecture, with construction progressing toward final completion. When finished, the building at 823 West Manchester Avenue will complete the transition of the parcel from non-residential use to a purpose-built affordable housing site, adding new homes within an established urban block.
