A mixed-use project named Central Pointe at 1801 East 4th Street would soon deliver 644 apartments and ground-floor retail on an approximately eight-acre site within Santa Ana’s Metro East Mixed-Use Overlay. The development is positioned east of downtown, where city policy has directed higher-density growth away from the traditional core and toward large, transit-accessible corridors.

The project is being advanced by Waterford Property Company and was previously owned by Ledcor Properties, Inc. KTGY Architecture + Planning is responsible for the architectural design.

Plans call for two five-story residential buildings arranged around a seven-level parking structure, a configuration that concentrates vehicle access internally while reserving the perimeter for active uses. In total, the project includes 644 apartments ranging from studios to three-bedroom units, along with just over 15,000 square feet of ground-floor retail and restaurant space lining East 4th Street. More than 1,300 parking spaces are included as part of the approved plan.

Site plans and renderings show residential wings framing landscaped courtyards and shared open spaces, with rooftop amenity decks positioned above the parking structure. Retail spaces are grouped along the street frontage to engage pedestrians, while internal circulation prioritizes walkability and connections between buildings over surface parking or drive aisles.

Central Pointe was approved under the Metro East Mixed-Use Overlay District, a planning framework designed to accommodate larger, cohesive projects on sites that are poorly suited to fine-grained redevelopment. By allowing height, density, and parking to be balanced across an entire block, the overlay supports a campus-style approach that differs from downtown infill but still advances the city’s long-term housing goals.

Central Pointe is moving forward under Planning Commission site plan review, reflecting an entitlement path intended for large, coordinated developments rather than incremental, parcel-by-parcel construction.

As construction moves forward, Central Pointe illustrates how long-entitled land within Santa Ana’s growth areas is being converted into dense, mixed-use environments shaped more by planning policy and site structure than by short-term architectural statement.

  1. I don’t know if its just me but if it is help please. I always see nice apts going up but there’s never where I could get an application or a nunber to call or email to contact these apts. Another thing which ones is for affordable housing
    thank you please answer my questions.
