A Density Bonus mixed-use proposal is headed for public review in Santa Monica, where the Architectural Review Board (ARB) is scheduled to consider the design package for 2929 Pico Boulevard. Aero Collective is responsible for the designs.

The project calls for a six-story, 65-foot-tall structure totaling approximately 45,753 square feet. Plans outline 59 residential units above approximately 8,685 square feet of ground-floor commercial tenant space, paired with one subterranean level of parking in the NC (Neighborhood Commercial) zoning district.

The proposal is being reviewed by the Architectural Review Board, with the scope limited to design, colors, materials, and landscape plans. In the context of Density Bonus projects citywide, the Pico Boulevard plan reflects a familiar pattern: a larger housing yield delivered alongside a defined retail frontage intended to keep an active street edge on a commercial corridor.

Renderings shared for the project depict a crisp, contemporary massing organized around stacked balconies and perforated guardrail elements, with a largely light-toned exterior and selective accent panels. The ground floor is expressed as a more transparent base with broad storefront glazing at the sidewalk, visually separating the commercial level from the residential floors above.

The project review is set for a January 12, 2026 hearing and centers on the building’s architecture, exterior materials, and landscape concept rather than land use policy questions alone. City records also suggest the project has evolved over time. A Santa Monica planning activity status document references an earlier SB 330 filing for the same address describing a 48-unit concept, indicating the current 59-unit configuration represents a revised iteration now moving through the ARB process.
