Construction activity is visible at 12405 Washington Boulevard, where a restaurant-driven retail development known as Culver Commons is rising at the intersection of Washington Boulevard and Centinela Avenue. The project occupies two corners of the crossroads and is designed to introduce new commercial frontage along both streets.
The project is being developed by Regency Centers, with AO serving as architect of record.

Plans call for approximately 13,000 square feet of restaurant space supported by 145 on-site parking spaces. Smog City Brewery and Churrería El Moro are among the first tenants secured for the development.
Earlier plans for the site envisioned a larger market hall component. That portion of the proposal was removed in 2024, resulting in a smaller, restaurant-focused configuration. The development carries an estimated cost of roughly $24 million.

Renderings depict a low-rise commercial complex organized around outdoor dining areas and landscaped pedestrian space. Broad sidewalks, planted buffers, and patio seating areas line the building edges, reinforcing the project’s emphasis on restaurant uses. Signage for individual tenants is integrated into the façades, and large storefront windows open directly onto the public realm.

According to leasing materials, groundbreaking was targeted for Winter 2025, with completion anticipated in late 2026.
