Construction is moving forward at 11261 West Santa Monica Boulevard in Sawtelle, where a new multifamily residential project from Wiseman Residential is rising near the Interstate 405 corridor. Wood framing is now visible at the site, signaling a transition from groundwork to vertical construction.
The development will consist of a six-story podium-style building containing 119 apartments. The residential mix includes studio, one-, two-, and three-bedroom units, positioned above a parking structure providing space for 147 vehicles. The project was approved with Transit Oriented Communities incentives, allowing a larger building than would otherwise be permitted under base zoning regulations.
As part of the entitlement conditions, 17 of the apartments will be reserved for very low-income households. These deed-restricted units contribute to the city’s broader efforts to integrate affordable housing into market-rate developments, particularly along major transportation corridors.
Uriu & Associates is serving as architect for the project, taking over after KFA Architecture prepared the original entitlement design. Plans call for a contemporary building with a range of resident amenities, including a rooftop deck, a fitness room, and multiple outdoor patio areas incorporated into the design.
The Santa Monica Boulevard development continues Wiseman Residential’s presence in Sawtelle, where the firm previously completed a smaller apartment building several blocks to the west at the intersection of Santa Monica Boulevard and Purdue Avenue. Together, these projects reflect ongoing residential intensification along the corridor.
