A seven-story residential building containing 55 income-restricted apartments is proposed for 8688 West Pico Boulevard in the Pico-Robertson neighborhood. The project would introduce a mid-rise structure at a prominent corner site along the Pico corridor.
The development is designed as a fully affordable housing project serving low- and moderate-income households. Plans indicate that 27 parking spaces would be provided within the building. The proposal utilizes incentive programs available to affordable housing developments to permit its height and density.

Architectural plans prepared by Beverly Design depict a contemporary structure organized across seven levels above grade. The exterior treatment combines ribbed metal cladding with smooth stucco surfaces arranged in vertically stacked planes. A sculpted exterior stair element wraps the side elevation, adding depth and material contrast to the primary massing.
LMM Studio is listed as the project architect of record in application materials. The building’s ground level includes a residential lobby and parking access, with upper floors devoted entirely to housing.
The site sits along West Pico Boulevard within walking distance of neighborhood-serving retail and several recent residential developments. If approved, the project would add 55 deed-restricted units to the Pico-Robertson area as part of the city’s ongoing affordable housing production efforts.
