Plans call for a low-rise structure containing 12 residential condominiums above a single commercial space at street level. The homes are planned as one- and two-bedroom units, with one apartment designated as an affordable residence. The residential units are expected to range in size from approximately 911 to 1,108 square feet.

The building has been designed as a compact mixed-use structure that places commercial activity along Artesia Boulevard while locating residential entries and circulation above. Balconies and recessed façade elements appear in project renderings, giving the contemporary structure a layered appearance along the sloping site.
Parking will be accommodated in a subterranean garage with 20 vehicle spaces, accessible from the property and connected to the residential levels by an elevator serving four stops within the building. Project materials also indicate the inclusion of electric vehicle charging infrastructure within the parking level.

The development replaces two small buildings previously located on the parcel, introducing a higher-density residential component while maintaining a ground-floor commercial presence along the corridor. Artesia Boulevard functions as a neighborhood commercial spine in Manhattan Beach, where small-scale mixed-use projects such as this are gradually adding housing near existing retail activity.
