Construction has wrapped at 5420 Sunset Boulevard, where a large mixed-use complex now occupies the full block at the northeast corner of Sunset Boulevard in Hollywood. The development replaces a former shopping center and introduces 735 residential units above a substantial ground-floor retail podium.

Across the block, several six-story residential structures are positioned around a shared interior circulation network that links the retail podium and housing levels. Units are offered in studio, one-bedroom, and two-bedroom layouts. Approximately 95,000 square feet of commercial space spans the base of the complex, with an estimated 60,000-square-foot Whole Foods Market serving as the primary retail anchor. Sephora has also secured space at the street level. Structured parking accommodating roughly 1,400 vehicles is integrated within the podium levels.

Designed by TCA Architects, the development is organized around a central T-shaped pedestrian paseo that connects Sunset Boulevard, Western Avenue, and Serrano Avenue. Site plans show the paseo intersecting with a landscaped courtyard positioned at the interior of the block, creating a semi-private open space for residents while maintaining retail frontage along the perimeter streets.
The exterior composition features contemporary massing defined by projecting balconies, recessed window bays, and horizontal banding across the façades. Ground-floor glazing wraps the corner intersection, reinforcing the retail presence at one of Hollywood’s busiest crossroads. The scale of the development introduces a significant concentration of new housing at a single intersection, reinforcing the mixed-use character of Sunset Boulevard at Western Avenue.

With construction activity concluded, leasing has commenced and commercial tenants are opening to the public. The completion of 5420 Sunset Boulevard marks one of the largest recent additions to Hollywood’s multifamily housing supply.

This project looks incredible, especially the central paseo and having a Whole Foods right at the base—it’s exactly what that intersection needed. Since this is such a large-scale development, I’m curious if the leasing office is seeing much interest from international residents? I’m actually looking into some relocation logistics for a move and was researching the NIE process for a property matter in Spain at https://e-residence.com/nl/nie-spain-online/marbella/ but it made me wonder: does a complex of this size in Hollywood have a dedicated concierge to assist foreign professionals with their local paperwork and registration hurdles?
