A small-lot residential development is being planned at 2647 Durfee Avenue in El Monte, where a parcel along the corridor is slated for redevelopment with a cluster of new three-story townhomes arranged around internal circulation drives.
The project, titled Poinsettia Place, would introduce 25 for-sale residences to the site. The homes are planned in a range of configurations offering two-, three-, and four-bedroom layouts, with floor plans spanning approximately 1,299 to 2,046 square feet.
Design plans show a row-oriented layout in which individual homes line shared drive aisles, creating a compact residential environment typical of contemporary infill townhouse developments across Los Angeles County.
Interior layouts are planned to include multiple bathrooms per residence, with the largest homes accommodating up to three-and-a-half bathrooms. Marketing materials for the project indicate that the homes will also incorporate modern residential features such as integrated smart-home systems, contemporary kitchen appliances, and walk-in closet space within primary suites.
The development is being pursued by G3 Urban, a Southern California builder that has delivered several for-sale housing communities in the region. The firm has previously focused on projects in Gardena, and lists additional residential developments planned in Compton and Pomona.
Sales for homes within the Poinsettia Place community are expected to begin in Spring 2026, with introductory pricing projected to start in the low $600,000 range.
