The development is being pursued by Yu Kon Kim through 6046 W Comey Ave, LLC. Project approvals utilize a combination of density bonus incentives and Executive Directive 1, which together enable an expedited approval process and permit a larger building envelope than typically allowed under base zoning regulations.
Designs by Commun Associates depict a contemporary podium-style building with a straightforward massing approach and a restrained exterior palette. The structure emphasizes efficiency in unit layout and construction while aligning with the scale of surrounding residential properties.
As site work continues, the project adds to a growing pipeline of income-restricted housing developments emerging across Mid-City through streamlined approval programs.
