Architectural plans have been submitted for Gardena Havens, a four-residence development proposed at 1031 West Magnolia Avenue in Gardena. The project would redevelop a long, narrow parcel with a compact townhome layout organized around an internal driveway and landscaped open areas.
The plans list Steve Stapakis as the client and Moga Group as the project team on the architectural sheets. The site plan shows four units arranged along the parcel, with garage access, a handicap parking stall, common open space, private yards, a trash area, and a new curb cut from West Magnolia Avenue. The property is also shown with a split R1 and R3 zoning condition.

Each residence is planned across three levels. The ground floors include garage space, while the upper floors contain living areas, kitchens, bedrooms, bathrooms, closets, laundry areas, and decks, depending on the unit. The plan set shows three-bedroom layouts for the homes, with two-car garages incorporated into the lower levels.
Renderings show a contemporary townhome design with hipped roofs, light stucco walls, darker accent panels, gray base finishes, glass balcony railings, and narrow vertical window openings. The elevations identify a maximum roof height of 35 feet. Landscaping shown in the plans includes new trees, shrubs, groundcover, decomposed granite, and enhanced paving along the driveways, walkways, and unit entries.

The fire plan identifies a private drive and emergency vehicle access route through the site. If approved, Gardena Havens would replace the existing low-density condition with four family-sized residences near Vermont Avenue while keeping the development in a small-scale townhome format.
