Plans have been submitted for an eight-story mixed-use development at 177-195 South Robertson Boulevard in Beverly Hills. The proposal would replace the existing preschool and automotive service uses with 79 apartments and ground-floor commercial space. OHR Haemet, Inc. is listed as the property owner, while Gabbay Architects is the project architect.
The residential program includes studio, one-, two-, and three-bedroom apartments, with 12 units designated as affordable housing. Six would be reserved for very low-income households and six for moderate-income households. Approximately 12,187 square feet of commercial space is planned at street level, while three subterranean parking levels would provide 89 vehicle spaces for the residential and commercial uses.

The renderings show a broad Robertson Boulevard frontage articulated by continuous white balcony bands set against darker gray wall surfaces. The balconies curve around portions of the building corners, while recessed glazing and irregular balcony lengths divide the upper floors into smaller sections. A dark projecting roof canopy extends above the uppermost level. At the narrower end of the building, large window openings are paired with tall multicolored decorative panels that distinguish the side elevation from the primary frontage.
The proposal relies on state density bonus provisions to exceed the development envelope otherwise permitted on the property. City records show that the application was first submitted in December 2023 and was later revised from an earlier six-story, 59-unit concept to the current eight-story, 79-unit scheme. The current request includes both a Development Plan Review and Density Bonus Permit.

The site is located within Beverly Hills’ mixed-use development framework along Robertson Boulevard. The Beverly Hills Planning Commission is scheduled to review the Development Plan Review and Density Bonus Permit application on October 8.
