A new residential complex has been proposed for development at 2930 South Sepulveda Boulevard in Rancho Park, Los Angeles. The project proposal includes the development of a new six-story building offering 77 apartments. The project site is currently developed with a Bank of America branch office, which will be replaced once the residential project is approved.
George Garikian of Kareco is the property owner and applicant. TCA Architects is responsible for the designs.
The scope of work includes the construction of a six-story apartment building offering 77 studios, one-bedroom, and two-bedroom floor plans. The residences will sit atop semi-subterranean parking for 84 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 12 of the apartments are to be set aside for rent as very low-income affordable housing.
Renderings reveal a contemporary podium-type building designed in plaster and metal panels. Onsite amenities include a podium-level deck and a recreation room at street level.
An application was submitted last week to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
