A new affordable housing project has been proposed for development at 733 South Burlington Avenue in Westlake, Los Angeles. The project proposal includes the development of a new seven-story building offering 79 affordable housing units. The project calls for the demolition of an existing church on the site.
Jong Tae Kim of 733 S. Burlington, LLC is listed as the project applicant. Kevin Tsai Architecture is responsible for the designs.
Plans call for the for razing the existing buildings built between the late 19th century and the 1930s, in order to construct a new seven-story building featuring 79 units. The apartments will be designed as a mix of studios and one-bedroom floor plans. No on-site parking has been proposed at this time.
Requested approvals include density bonus incentives (including increased density via AB 2334) to permit a larger structure than allowed by zoning rules. The project is eligible for incentives as all of the proposed apartments would be rented by low- and moderate-income households.
The project will be constructed under an Executive Directive 1 application filed with the Department of City Planning.
Renderings reveal a facade designed in smooth plaster, capped by a rooftop deck. The project site is located south of 7th Street in Westlake.
