A new affordable housing community is moving forward at 1637 Stanford Street in Santa Monica. The six-story development, backed by Community Corp. of Santa Monica, is set to deliver 71 income-restricted apartments just south of Colorado Avenue.

Community Corp., a long-standing nonprofit builder of affordable housing, is spearheading the project. Architecture is being led by Kevin Tsai Architecture, which has prepared updated plans for the nearly 67,000-square-foot building.

Current designs call for 71 units in a mix of one-, two-, and three-bedroom layouts sized for families. The apartments are designated for households earning between 30 and 80 percent of area median income, covering a range of affordability levels defined under local and state programs. A single garage level will provide 54 parking spaces for residents.

Plans highlight a variety of resident amenities, from outdoor spaces like a landscaped courtyard and rooftop gathering area to indoor features such as shared laundry facilities, a multipurpose community room, and offices dedicated to supportive staff services.

Renderings present a contemporary design with two contrasting masses: a dark-paneled western wing and a lighter façade articulated with deep horizontal louvers. Boxy proportions are softened by the grid of sun-shading fins, which create rhythm across the elevation and reduce solar gain for the apartments behind. At street level, glass storefront-style windows reveal common areas, while a recessed entry highlighted in green signals the residential lobby. A podium terrace is integrated above the first floor, offering greenery and outdoor space in addition to the rooftop deck. North elevation diagrams confirm the six-story profile, topping out at roughly 233 feet above grade.

Located near Colorado Avenue, the project will add to Santa Monica’s growing portfolio of affordable housing, providing much-needed family units in a transit- and job-rich neighborhood. Community Corp.’s latest effort reflects the city’s ongoing push to integrate affordability and supportive design within new residential construction.
