Construction continues to progress at 7050 Van Nuys Boulevard, where Alliant Strategic is building one of the San Fernando Valley’s largest mixed-income residential projects currently underway. The development, known as Ardent on Van Nuys, has topped out in wood framing and is now transitioning into exterior finishing along both street frontages.

The project will deliver 332 apartments above approximately 4,100 square feet of ground-floor commercial space, supported by parking accommodated within the structure. Approvals were granted through the Transit Oriented Communities program, which permits additional floor area and density in exchange for restricted affordable units. According to the entitlement package, 37 homes will serve extremely low-income households, while the balance of the units are reserved for renters earning up to 90 percent of area’s median income.

Renderings depict a six-story contemporary building organized around internal courtyards and topped with a pair of roof decks.

AC Martin’s design uses crisp white and gray exterior cladding, projecting and recessed balconies, and a distinctive yellow portal marking the lobby and vehicular entry. The building’s massing steps and shifts along the block, creating varied elevations between the taller residential volumes and the transparent commercial frontage at ground level.

The development is one of several Valley projects initiated by Alliant Strategic aimed at expanding both workforce and deeply affordable housing options near major transit corridors. Its location along Van Nuys Boulevard places future residents within a dense cluster of shops, bus service, and planned mobility investments, reinforcing ongoing efforts to concentrate new housing in transit-rich districts.
