Mixed-Use Housing Moves Forward at 6464 Canoga Avenue as Warner Center’s Next Urban Block Takes Shape

A long-planned shift toward mixed-use, walkable development in Warner Center is set to continue with a new residential project at 6464 Canoga Avenue. The proposal, cleared to advance following recent City Council action, marks another step in the area’s gradual transition from aging office sites to higher-density housing envisioned in the Warner Center 2035 plan.

AC Martin is leading the design. The Toll Brothers project calls for an eight-story building offering 276 apartments built above approximately 8,600 square feet of commercial space. Plans also include parking for 406 vehicles. Twenty-one units will be reserved for very low-income households, allowing the development to utilize density bonus incentives that lift allowable height and floor area within the Specific Plan.

Proposed design organizes the structure around a podium base lined with retail and landscaped public frontage along both Victory Boulevard and Canoga Avenue. Renderings show a series of articulated volumes and recessed balconies that break up the massing, with a mix of light and dark cladding emphasizing the building’s angular corners.

The project replaces a former office complex on a prominent block at the northern edge of Warner Center’s employment district, where older commercial buildings are gradually giving way to housing near transit, open-space corridors, and expanding pedestrian routes. The redevelopment aligns with the plan’s intent to create more residents within walking distance of jobs, services, and the area’s growing retail spine.

As Warner Center continues to attract multifamily investment from regional and national developers, the 6464 Canoga Avenue site adds to the district’s ongoing buildout. More projects are expected to advance in the coming years as the remaining low-rise parcels transition into the dense urban center envisioned more than a decade ago.
